Finding “a property” is easy — anyone can do that.
But identifying a rare opportunity — one that is rigorously vetted, strategically selected, and aligned with your goals — requires expertise, insight, and a deep understanding of the Israeli market.

Sometimes developers present a deal that offers to pay only 20% of the value of the home upon signing the contract and the balance 3 years after construction is complete. This may seem like an attractive deal, but there are significant risks that are important to understand.

Real estate deals in Israel that require only a 20% down payment today, with the remaining 80% paid 3–4 years later upon completion, may sound very attractive. On paper, they allow buyers to secure a property with relatively low initial capital while postponing most of the payment. However, these types of transactions carry significant risks that are important to understand.

In many such projects, a large portion of the buyers are investors, not end-users. Their primary goal is often to sell the property upon completion, hoping to benefit from appreciation during construction. As a result, when the building is finished, many apartments in the same neighborhood enter the market at the same time, both for sale and for rent.

When supply floods the market, demand struggles to keep up. Property owners begin competing with one another, which often leads to downward pressure on prices and rental rates. In these situations, investors may find it difficult to sell their apartments at the expected price, and in some cases, they may struggle to find tenants at all.

There is also a future financial risk. In 3-4 years, market conditions may change significantly. Interest rates could rise, financing terms may become less favorable, and buyers could face challenges securing a mortgage for the remaining 80%. What initially seemed like an easy deal can quickly turn into a financial burden.

For these reasons, while low-down-payment structures can be appealing, they are best suited for buyers who fully understand and are willing to accept higher risk. Before entering such a deal, it is essential to carefully evaluate the project, the percentage of investors involved, the real demand for housing in the area, and your ability to complete the final payment—even if market conditions are no longer ideal.
